Formal Subdivision

Ventura Ranch Homesites is a 96 Lot community which is likely to be expanded into 180 total lots in the future. It is planned & developed by Ventura Enterprises and is subject to Yavapai County’s Subdivision Regulations. This means every lot, street, drainage ditch and water pipe went through an extensive engineering, review and approval process on the County & State level. Then the entire Subdivision was approved by the Yavapai County Board of Supervisors. In short, the Ventura Ranch Homesites Subdivision is a community created through the formal subdivision process with extensive planning and monetary investment by the primary developer.

The main benefit of Formal Subdivisions is they provide (1) high quality improvements (2) municipal approvals which protect the public and (3) cohesive design supporting long-term value.

Unsubdivided Subdivision

There is other land in Ventura Ranch which is not part of the formal subdivision and was created via a different process. The so-called ‘Wildcat’ subdivisions are created through Minor Land Divisions which allow developers to split land up to 5 times without seeking formal subdivision approval. As such, most owners will take a 36 acre parcel and split it up into five pieces and sell those pieces to intermediate buyers. These intermediate buyers then sell it to homebuilders or homeowners to develop into homes. The benefit of these lots is they are inexpensive to develop, but the downsides can be substantial. These include poorly maintained roadways, lack of drainage infrastructure, a requirement to drill a private well, a lack fiber optic or other telecommunications utilities and usually aren’t designed to meet municipal specifications.

The challenge with Wildcat communities is they typically aren’t built to last and so after several years the improvements usually degrade, leaving homeowners scrambling to keep the infrastructure together.

The ‘Parcels’ which are the pieces of land in Ventura Ranch that were created in this way have some benefits over a typical Wildcat subdivision and share the same HOA with the ‘Lot’ owners. This will help alleviate some of those issues, such as the roadway standards which will help prevent quickly degrading roads within Ventura Ranch.
